Roof tune-ups: cheap insurance before storm season

What a tune-up includes, when to schedule one in Northeast Florida, and a checklist you can work through yourself. About a 4-minute read.

What a roof tune-up is

A tune-up is preventive maintenance for a roof that's still in good shape. In Florida, the parts that fail first usually aren't the shingles themselves. They're the seals, boots and fasteners that the sun, heat and salt air break down year after year. A tune-up finds and fixes those small weak points before a storm turns them into leaks.

A Shield Roofing tune-up typically includes:

  • Resealing flashing at walls, chimneys and skylights
  • Replacing cracked pipe boots
  • Sealing exposed nail heads
  • Securing loose shingles and replacing a few damaged ones
  • Clearing debris from valleys and gutters
  • Checking attic ventilation, which affects how fast shingles age
  • A photo report of your roof's condition for your records and your insurer

When to schedule one

The Atlantic hurricane season runs from June 1 to November 30. The best time for a tune-up is in the spring, before the season starts and before the summer afternoon storms. A tune-up is also worth doing:

  • Every year or two once your roof is past about 10 years old
  • Before listing your home for sale
  • When you've bought a home and don't know the roof's history

Common questions

Is a tune-up the same as an inspection?

No. An inspection tells you what's wrong. A tune-up fixes the small things before they become problems. We start every tune-up with an inspection.

Will a tune-up help with my insurance?

A well-documented, well-maintained roof is easier to insure and gives you a clear before-and-after record if a storm causes damage later.

Can I do a tune-up myself?

The checklist above is safe to do from the ground and inside. Resealing flashing and replacing pipe boots means working on the roof, which we don't recommend without proper safety equipment.
